My Mobile Home Park is for sale. What should I do now?

If your mobile home park is being sold, acting quickly can make a significant difference. Here are the three most important steps Colorado residents should take:

  1. Don’t Panic—Read the Sale Notice Carefully

When a park owner decides to sell, Colorado law requires residents to receive written notice. The notice explains your rights, important deadlines, and whether residents have the opportunity to purchase the community. Save all documents and note every deadline immediately. Under Colorado’s Opportunity to Purchase law, residents have a limited period to organize and decide whether to pursue purchasing the park.

  1. Talk to Your Neighbors and Organize

You don’t have to navigate this alone. The strongest response is a united one. Contact your homeowners or residents association—or start organizing one if none exists. Resident groups can:

  • Share accurate information.
  • Hold community meetings.
  • Elect a steering committee.
  • Explore whether purchasing the park together is feasible.

Colorado law allows an association representing at least 51% of homeowners to make an offer to purchase the park if they choose.

  1. Get Help Immediately

Don’t wait until deadlines are approaching. Contact organizations that specialize in helping residents understand their rights and explore resident ownership. They can explain the purchase process, connect you with financing and technical assistance, and help your community determine whether buying the park is a viable option.

Dan can provide practical guidance, educational resources, and connect you with organizations that specialize in mobile home park preservation.
  • Thistle Community Housing – Colorado’s regional affiliate of ROC USA (Resident Owned Communities USA). Thistle is the state’s Certified Technical Assistance Provider and helps residents organize cooperatives, evaluate feasibility, secure financing, and navigate the purchase process.

The sooner you reach out, the more options your community may have. Even if residents ultimately decide not to purchase the park, getting expert guidance early will help you understand your rights and make informed decisions.
